I want Łódź, this Łódź of mine, to be full of magnificent palaces, splendid gardens, lots of movement, lots of commerce, lots of money!
The Promised Land, Władysław Reymont
Cotton. This is where it all started. Although the textile empire has been long gone, when thinking of Łódź you cannot ignore its rich multicultural heritage, which is regaining a new, surprising as it is, life.
At the junction of Ogrodowa and Karskiego streets, you will find Manufaktura, the real pride of Łódź. It is a multi-functional complex, and the former Magazyn Bawełny is one of its integral elements. It offers over 11K square metres of space and is located a short distance from the factory itself. What once was necessary for security’s sake, now is a great asset of the project. This prominently displayed and lit facility draws on all the resources of vibrant Manufaktura while adding some comfortable workspaces and new energy, and encouraging us to spend our leisure time there. The project was created by GRUPA5, a highly prestigious architectural studio. The investment includes some urban space filled with plants and state-of-art quality street furniture, which is open to the general public. Also, the project envisages an arcade where you can take a break from the hustle and bustle of the city.
Fully multifunctional - this is what the Łódź Manufaktura complex is. With its impressive 27-hectare space, it has everything you can hope for, from a wealth of entertainment and cultural options to recreation and food facilities. Magazyn Bawełny is an icing on the cake. An “A” category office space combined with a carefully selected commercial offer will make it stand out against other similar mixed-use investments and outclass them in terms of its scale and the quality of what it has to offer.

AT THE OUTSTANDING LEVEL
Magazyn Bawełny, as the first revitalization project in Central and Eastern Europe and the only office facility in Łódź, has achieved an ecological certification of BREEAM Outstanding. Additionally, we are the second building in Poland to possess the BREEAM Interim: Design Stage certificate.
WHAT DOES IT MEAN?
HEALTHY WORK ENVIRONMENT
Magazyn Bawełny tenants will enjoy a healthy and comfortable work environment, with high-quality indoor air, natural lighting, and excellent internal acoustics. This significantly increases employee satisfaction and productivity.
RECYCLING OF CONSTRUCTION MATERIALS
Buildings with the BREEAM Outstanding level prioritize the reuse of construction materials and materials from certified sources. Tenants can promote their sustainable development and decarbonization efforts by supporting these actions.
BREEAM Outstanding ensures a rich infrastructure to support alternative transportation, including covered bicycle parking, changing rooms and showers, electric vehicle charging stations, and proximity to major public transportation hubs. This results in a smaller carbon footprint associated with employee transportation for tenants.
If a company, driven by its sustainable strategies, decides to independently certify its space, the BREEAM Outstanding certification of the building automatically fulfills most of the tenant's criteria.
POSITIVE ASSESSMENT FROM BANKS
Banks and financial institutions show favor towards financing sustainable enterprises. One of the indicators used by banks to evaluate companies is the location of their headquarters in buildings certified at an appropriate high level.
OPTIMAL ENERGY CONSUMPTION
Magazyn Bawełny carefully balances heating, cooling, and lighting systems, achieving high energy efficiency. Tenants can expect optimized operating costs for energy.
The BREEAM Outstanding certification minimizes water consumption, leading to potential cost savings for tenants
A building with the BREEAM Outstanding certification indicates a well-planned site design that benefits users. Both diverse plantings and a comprehensive approach to pedestrian, cyclist, and disability safety on the building premises are evaluated.
ECOLOGICAL BRAND IMAGE
Renting office space in a building with the BREEAM Outstanding certification demonstrates commitment to sustainable development and environmental responsibility. This can improve the brand image of the tenant, attracting environmentally conscious customers and stakeholders.
The purpose of the Magazyn Bawełny project is to create sustainable development by implementing the ESG strategy (i.e. environmental, social, and corporate governance). We strive to achieve sustainability and biodiversity in all we do.
We have started professional consultation on ESG certification and ESG indicators at the very early stage of the investment process. This allows for an integrated design, social consultations, and customized well-thought-through sustainable engineering solutions. We are not afraid to face challenges or take tough decisions. We know acting bold and intransigent affects our everyday reality and the quality of life.
The project will use smart green solutions to enable us to score OUTSTANDING on the BREEAM certification. The investment BREEAM- Certification potential was defined by Colliers International, a licensed BREEAM assessor company. The project will be the first investment with that level of certification in the Łódź Province. Every day we undertake many new project optimisation processes to ensure that the target facility will provide perfect indoor conditions and have as little environmental impact as possible. The highest quality is guaranteed by ecological using precious materials and green spaces.
We will create a community involved in the life of the Magazyn Bawełny. There will be something for everyone to enjoy, whether you are a tenant, an employee, a city resident, a tourist, or a culture and history lover. There will be a modern space to work in and do things together. Magazyn Bawełny will be a safe, inclusive place that accommodates people with disabilities. We will create an active and creative community committed to solving everyday problems in their neighbourhood that will turn their ideas into action. As we care about addressing social needs, we are planning to open a coworking space, changing rooms, car parks, and bike repair stations.
We think and we act in an ethical way, we are governed by ethics at each and every level. The relationships that we are building with our tenants, business partners, and colleagues are based on mutual respect, trust, and professionalism. We are committed to a transparent and clear structure. Thanks to our systems of internal policies and anti-coruption procedures we guarantee a safe based on equal-opportunity working environment.
